Evidence behind a collection
Every charge, notice, delivery and board action recorded as it happens, and never editable afterwards.
Why it matters. Any system can show a balance. This is the one that answers whether the association can prove how it got there.

Complaints without a witch hunt
The board can act on a complaint without the whole board learning who filed it.
Why it matters. Residents stop reporting problems once they learn the whole board saw their name on the last one.

Your website, edited by the board
Home, about, board, documents, news, meetings and contact — changed from the console, on your own domain.
Why it matters. Most boards have a site nobody currently on the board can edit.

Reports for the annual meeting
Budget against actual, expenses by category, delinquency, the annual financial package — 27 reports, as CSV or printed.
Why it matters. It is the once-a-year job every treasurer does with a spreadsheet and a long evening.

A directory residents can opt into
Neighbors can find each other, and each household decides what it shares.
Why it matters. Without a management company there is no office to ring when a fence line is in dispute.

Work orders
What needs fixing, who is doing it, and what it cost — at a home or in the common area.
Why it matters. Between one meeting and the next, what was reported and what it cost live in a text thread and a receipt in somebody’s drawer.

Posting a notice, joined up with the record
Post the notice from the console, and the delivery files itself against the account.
Why it matters. Most states want certified or first-class mail before a lien, and the proof is worth as much as the posting.

Pay by bank transfer
Residents can pay from a bank account as well as by card, and it costs the association a fraction of the fee.
Why it matters. The fee on a card payment comes out of the association’s money, and on annual dues it adds up to a line in the budget.

Reserve contributions, allocated automatically
Set a share once, and the reserve balance keeps itself as payments arrive.
Why it matters. A figure somebody has to remember to update is a figure that is wrong by the annual meeting.
